1. General provisions
1.1. Aviator Hotel (the “Hotel”) provides temporary accommodation. There is no maximum length of stay.
1.2. A stay may be extended if reception is notified no later than two hours before the check-out time (12:00 noon, local time) and there is no confirmed booking of that room for another guest.

2. Information about services
2.1. The accommodation price includes:
• Accommodation in a room of the selected category;
• Use of shared hotel facilities (lobbies and utility room);
• Room cleaning;
• Replacement of bed linen and towels once every three days;
• Toiletries (soap, shampoo and shower gel), provided individually at check-in.
2.2. Room areas are stated in the description of each room on the official website and in the Hotel’s price list.
2.3. Additional paid services and their prices are specified in the price list approved by Hotel management. The price list is available at reception and on the official website.
2.4. Third-party services: Café Nebo (ООО «Кудесник вкуса-2») operates on the Hotel premises. The Hotel is responsible for the quality of those services provided by third parties on its premises unless otherwise stipulated by contract.
2.5. Discount from the accommodation price: a 5% discount applies to the eligible categories listed in clause 2.7.
2.6. Payment methods and procedure: cash, non-cash payment and bank cards. Check-in takes place after 100% prepayment for the first night of the stay.
2.7. Eligible guest categories (benefits are provided in accordance with applicable law):
• Veterans of the Great Patriotic War and combat veterans;
• Persons with Group I or Group II disabilities.
3. Check-in procedure and documents
3.1. A citizen of the Russian Federation may check in on presentation of one of the following identity documents:
• Internal passport of a citizen of the Russian Federation;
• International passport of a citizen of the Russian Federation;
• Temporary identity certificate of a citizen of the Russian Federation (Form No. 2P);
• USSR passport (until the statutory deadline for replacing it with a Russian passport);
• Identity document of a Russian service member during mobilisation, martial law or wartime.
3.2. If the documents listed in clause 3.1 are unavailable, check-in may be completed:
• Using a Russian national driving licence;
• Through the Unified Biometric System (EBS);
• Through the Gosuslugi mobile application;
• Through the multifunctional information-exchange service (the MAX application), using a digital ID QR code displayed on a device. A Hotel employee scans the QR code with a certified verification device, after which the system confirms the document’s validity.
3.3. Foreign nationals and stateless persons may check in on presentation of:
• A national passport with a valid visa, if required, or a migration card for visa-free entry;
• A Russian residence permit;
• Another document permitted under Russian law.
3.4. Foreign nationals and children under 14 may not check in using a QR code through the MAX application; original documents must be presented.
3.5. Check-in of minors:
• Children under 14 check in on the basis of a birth certificate (or its details through the MAX application for Russian citizens) together with the accompanying person’s documents;
• Children aged 14 or over check in on the basis of a Russian passport (or its details through MAX, EBS or Gosuslugi);
• Persons under 18 check in accompanied by parents, adoptive parents or guardians, or by another accompanying person who has the legal representative’s notarised consent (or another document confirming their authority under Russian law).
3.6. The hotel services agreement is considered concluded when the guest agrees to these Rules, completes the registration card (questionnaire), and the booking and/or payment is confirmed.
4. Check-out time, check-in and check-out
4.1. The check-out time is 12:00 noon, local time. Check-in is at 2:00 pm. The interval between check-out and check-in does not exceed three hours.
4.2. For a stay of less than 24 hours, the full daily rate is charged regardless of the check-out time.
4.3. Charges for early check-in and late check-out:
• Check-in from 12:00 midnight to 12:00 noon without an advance booking, subject to availability: 50% of the daily rate;
• Check-in from 12:00 midnight to 6:00 am with an advance booking: 100% of the daily rate;
• Check-in from 6:00 am to 12:00 noon with an advance booking: 50% of the daily rate;
• Late check-out from 12:00 noon to 12:00 midnight: an additional 50% of the daily rate;
• Late check-out from 12:00 midnight to 12:00 noon: an additional 50% of the daily rate.
5. Booking, cancellation and no-show
5.1. Bookings may be made by any means, including online, by telephone or by email. A booked room is held for the guest until the check-out time on the day after the scheduled arrival date.
5.2. Cancellation: if the Hotel is notified of cancellation before the arrival date, it refunds the full amount paid (100% of the prepayment). The refund is made within ten calendar days of receiving the guest’s request.
5.3. If cancellation is notified late, the guest arrives late or does not arrive, the Hotel may retain a charge of no more than one day’s accommodation. Fixed percentage cancellation penalties do not apply.
5.4. In the event of a no-show, the Hotel holds the booking until the check-out time on the day after the scheduled arrival date. It may then terminate the agreement.
6. Payment for services
6.1. Payment may be made in cash, by non-cash transfer or by bank card.
6.2. Check-in takes place after 100% prepayment for the first night of the stay.
6.3. Accommodation and additional service prices are set out in the price list approved by Hotel management. Surcharges may be applied to base rates during high season, the dates of which are determined by management.
6.4. If a guest leaves early, the charge is recalculated for the unused days of accommodation. The guest may terminate the agreement at any time provided the Hotel’s actual expenses are paid.
7. Unilateral termination of the agreement
7.1. The guest may terminate the agreement at any time provided the Hotel’s actual expenses are paid.
7.2. The Hotel may terminate its contractual obligations only if it fully compensates the customer (guest) for their losses.
8. Children and group check-ins
8.1. Children under seven stay free of charge without a separate bed or breakfast.
8.2. Children over seven stay at the price-list rate and are provided with a separate bed.
8.3. For group accommodation, the group leader or organiser is responsible, including financially, for compliance with these Rules by all group members.
9. Visitors and third parties in rooms
9.1. Visitors may be in a room from 9:00 am to 10:00 pm if they register at reception and present an identity document, either in paper form or, for Russian citizens over 18, as a QR code in the MAX application.
9.2. Guests are advised to meet and see off visitors in the main lobby.
9.3. Room keys must not be given to anyone else.
10. Services provided at no additional charge
10.1. The following are provided free of charge:
• Calling an ambulance;
• Use of a first-aid kit;
• Provision of a blood-pressure monitor;
• Delivery of correspondence to the room;
• Wake-up calls at a specified time;
• Drinking water, boiling water, needles and thread;
• Use of the utility room (electric hobs, washing machines, microwave ovens and freestanding clothes dryers) in accordance with the established procedure for issuing the equipment.
11. Cleaning, linen changes and toiletries
11.1. Bed linen and towels are changed once every three days or at the guest’s request (an additional charge may apply depending on the rate).
11.2. Toiletries (soap, shampoo and shower gel) are provided individually to each guest at check-in.
12. Accessibility
12.1. Aviator Hotel aims to provide a comfortable stay for all guests, including guests with disabilities.
12.2. Accessibility measures in place:
• A ramp provides access to the building for wheelchair users and guests with pushchairs;
• Guide dogs are allowed on the Hotel premises on presentation of proof of their specialised training.
12.3. Current accessibility limitations:
The Hotel was built before the new accessibility requirements came into force (Order No. 368 of the Ministry of Economic Development of Russia, dated 6 May 2026). Full adaptation of the facilities, including accessible rooms and bathrooms and tactile wayfinding, will be carried out during reconstruction.
At present, the Hotel does not have:
• Rooms adapted for guests with mobility impairments;
• An accessible public bathroom;
• Tactile and visual wayfinding.
12.4. Assistance and support:
When booking, you can request assistance with check-in and moving around the Hotel. Reception will arrange help in advance.

13. Guest responsibilities
13.1. Guests must:
• Follow these Rules, fire-safety requirements and sanitary regulations;
• Take care of Hotel property;
• Close windows and taps and switch off lights and electrical appliances when leaving the room;
• Return the key to reception at check-out;
• Report any faults in the room to management;
• Compensate for damage to Hotel property in accordance with applicable law and the Hotel price list.
14. Prohibitions
14.1. The following are prohibited at the Hotel:
• Smoking in rooms, corridors, lobbies, on the entrance porch and in other shared areas (in accordance with Federal Law No. 15-FZ);
• Using personal electric heating appliances in rooms;
• Storing flammable, explosive or toxic substances or weapons;
• Drinking alcohol in public areas unless permitted as part of the café/bar service, using narcotic substances or being intoxicated;
• Leaving visitors in the room while absent or giving room keys to third parties;
• Throwing items from windows or leaning out of windows;
• Obstructing corridors and emergency exits;
• Disturbing the peace between 11:00 pm and 7:00 am;
• Keeping animals, birds or reptiles in a room without prior agreement with management, except for guide dogs as provided in Section 12 of these Rules.
15. Safety, room access and storage of belongings
15.1. Management may enter a room without prior notice in the event of:
• A threat to life or health (smoke, fire or flooding);
• A breach of public order or fire-safety rules, or other emergency circumstances.
15.2. Guests are advised to keep valuables in the in-room safe or deposit them in the reception safe. The Hotel is responsible for the safekeeping of belongings in accordance with Russian law.
15.3. If the guest remains absent for a prolonged period (more than two hours after the check-out time) and has not paid for an extension, management may draw up a report and inventory of property in the room. The Hotel takes steps to safeguard the belongings and return them to their owner.
16. Responsibilities of the parties
16.1. The Hotel is not responsible for:
• Interruptions to municipal utilities (electricity, water supply, etc.);
• The security of vehicles on the Hotel premises.
16.2. Guests must compensate the Hotel in full for damage to its property. Management may deduct the amount of damage from the prepayment or demand compensation before the guest checks out.
17. Complaints and other provisions
17.1. Management accepts complaints and claims and considers them within the time limits set by consumer-protection law. A comments and suggestions book is kept at reception and provided upon request.
17.2. Matters not covered by these Rules are governed by applicable Russian law, including the Rules for the Provision of Hotel Services in the Russian Federation, approved by Russian Government Resolution No. 1912 of 27 November 2025 (as amended by Resolution No. 674 of 2 June 2026).
17.3. These Rules are displayed at reception, on the Hotel’s official website and in every room. Checking in signifies the guest’s agreement to these Rules.
